Best areas of South Delhi
The preferred residential
areas in New Delhi are Golf Links, Jor Bagh, Chanakyapuri, Sunder Nagar,
Lutyens Delhi. These areas, which have both apartments and houses, are
four to five miles or ten to fifteen minutes south and southeast of
Connaught center. Most homes in these areas are bungalows with lawns and
high walls surrounding the properties.
Golf Links is located
near the Delhi Golf Club, south of India Gate. It is a colony of 220 odd
houses. Quiet and elegant neighbourhood. Some are very stylish and
spacious houses. Khan Market is the closest to this colony. Few houses
but more apartments available here. A mix of small and large plots.
Generally constructed in the years of late 1960’s.
Jor Bagh is a quiet,
older residential area. Regular style houses. It has its own small
market. Lot’s of parks around which houses are built. Lodhi Gardens are
just across the road. Old mature trees line almost all the avenues.
Again a colony of 220 odd houses. Very few independent houses available.
Most of the places available are apartments. Again a mix of small and
large plots. Generally constructed in the years of late 1960’s.
Sunder Nagar is located
near the Delhi Zoological Gardens and a number of parks. Uniform design
of houses, two and half stories, each floor and apartment of either 3 or
4 bedrooms. Equal size plot of 800 Sq. Yds. Each, lots of parks inside,
very quiet, has its own market. Generally constructed in the years of
late 1960’s.
Lutyens Delhi is a large
area that extends south from Connaught Place to Golf Links. It is
bordered on the east by Mathura Road and on the west by the Buddha
Jayanti Park. This was designed by the British Architect Lutyen. It is
the best address in town. Old colonial houses with large gardens. Most
expensive real estate and hard to find premises. It is the pampered
zone.
Chanakyapuri is popular
for expatriates with families because it is here the American, British
and German schools are located. French school is on Aurangzeb Road,
Lutyens Delhi. In addition, many embassies are located in Chanakyapuri,
making it popular with the diplomatic community.
All the above colonies
enjoy very few power cuts and water problems. Testimony to it is that no
house in these colonies have a generator. The city municipality also
devotes more attention in the upkeep of these areas.
Located to the southwest
of Chanakyapuri are the areas of Shanti Niketan, Vasant Vihar, West End
and Anand Niketan. These areas are six to seven miles or twenty to
thirty minutes south of Connaught Center. Shanti Niketan, Westend and
Anand Niketan are adjoining areas which have contemporary style houses
and large apartment buildings.
Vasant Vihar is a quiet
residential neighbourhood with tree-lined streets. This is the favoured
area as it offers the ideal mix. Airport is close, school is close,
classmates of the school going children are living here, Embassies are
close. This area enjoys a premium in rents.
Further South, is the
area of Panchshil Park. This is divided into two blocks - North and
South. It’s neighbouring colonies are Anand Lok, Gulmohar Park, Niti
Bagh, Geetanjali Enclave, Hauz Khas, Padmini Enclave. All these colonies
are popular with Ex-patriates though as second choice as most of the
Ex-patriates want to live in Vasant Vihar and its surrounding colonies.
Still further South is
the area of Friends Colony, Maharani Bagh, New Friends Colony. These are
adjacent colonies. Though this area offers a very good selection in
quality housing, gracious living, large spaces, it still continues to be
a second choice for most Ex-patriates on account of its distance to the
Airport and School. |
